How Home Buyers Could Save Up to $130,000

Ontario’s New HST Rebate Explained

If you’ve been thinking about buying a newly built home in Ontario, there’s a good chance you’ve heard people talking about the new HST rebate changes.

This has become one of the biggest real estate topics in Ontario in 2026, especially for first-time buyers, families considering new construction, and homeowners deciding between resale and building new.

Here’s a simple breakdown of what’s happening, what has already been approved, and what Ontario buyers should know moving forward.

What Is the Ontario HST Rebate?

When you purchase a newly built home in Ontario, HST (Harmonized Sales Tax) applies to the purchase price.

Traditionally, buyers could qualify for a partial rebate of the HST paid on a new home, but the savings were relatively limited.

In 2026, the federal government introduced major changes through Bill C-4 to help improve housing affordability and encourage more Canadians to enter the housing market.

Federal HST Rebate for First-Time Home Buyers (Already Approved)

The biggest confirmed change is the new federal First-Time Home Buyers’ GST/HST Rebate, which officially received Royal Assent on March 12, 2026.

What does this mean?

Eligible first-time home buyers can now recover up to 100% of the 5% federal portion of HST on qualifying newly built homes.

Potential savings:

  • $500,000 home → up to $25,000 rebate
  • $750,000 home → up to $37,500 rebate
  • $1,000,000 home → up to $50,000 rebate

Important details:

  • Applies to newly built or substantially renovated homes only
  • Homes priced up to $1 million qualify for the full rebate
  • Homes between $1 million and $1.5 million qualify for a partial rebate
  • The rebate phases out completely at $1.5 million
  • Applies to purchase agreements signed on or after March 20, 2025

This is a major increase compared to the previous federal rebate, which was capped at approximately $6,300.

Who Qualifies for the New Federal Rebate?

To qualify as a first-time home buyer:

  • You must be 18 years or older
  • You must be a Canadian citizen or permanent resident
  • The home must be your primary residence
  • You cannot have owned a principal residence in the previous four years

If purchasing with a spouse or partner, both buyers generally need to meet the eligibility requirements.

Ontario’s Proposed Additional HST Rebate (Still Pending)

In addition to the federal rebate, Ontario announced a proposed expansion to the provincial portion of the HST rebate as part of the 2026 Ontario Budget.

If approved, this proposal could:

  • Remove the full 8% provincial portion of HST
  • Apply to new homes valued up to $1 million
  • Potentially provide up to $80,000 in additional savings

Combined federal + provincial savings could reach:

Up to $130,000

Current status:

This Ontario portion has been announced but has NOT yet been fully implemented into law.

The proposal still depends on federal legislative coordination and final approval.

At the moment:
✅ Federal rebate = approved and active
⚠️ Ontario expanded provincial rebate = proposed/pending

Why This Matters for the Ontario Housing Market

The new HST rebate changes are already creating more interest in new construction homes across Ontario.

Many buyers who were previously considering resale homes are now comparing:

  • Lower maintenance costs of a new build
  • Energy efficiency
  • Builder warranties
  • Modern layouts and finishes
  • Potential HST savings

This is especially important in communities like Stratford, Woodstock, Hamilton, Waterloo Region, and surrounding areas where buyers are looking for more space, family-friendly neighbourhoods, and long-term value.

Should Buyers Wait or Buy Now?

This is one of the biggest questions buyers are asking right now.

The answer depends on:

  • Your timeline
  • Budget
  • Whether you qualify as a first-time buyer
  • Whether you’re considering resale or new construction
  • Current builder incentives and pricing

One thing many buyers are noticing is that increased incentives and rebate conversations are also creating more competition and demand for certain new construction projects.

Final Thoughts

The 2026 HST rebate changes are some of the most significant affordability measures we’ve seen in Ontario real estate in years.

For first-time buyers especially, these savings could make a major difference in affordability and long-term purchasing power.
